Hope everyone had a wonderful summer! This time, we’re telling you all about the Lexington neighborhood in Madison. This is a nice community that is extra convenient to shopping, schools, the Huntsville airport and the new Madison Hospital. The main entrance into Lexington is off Balch Rd but it can also be accessed off County Line Rd (Joe Phillips Rd) or even off Gillespie by driving through the Walden Glen neighborhood.   Children attend Columbia Elementary, Liberty Middle School and James Clemens High School. There are also 3 private schools in the area: St. John’s Catholic School, Catholic High School and Madison Academy.

Houses in Lexington range in size from 2100 sq ft to almost 3000 sq ft. Houses in the neighborhood began selling in the late 90s and there is no new construction currently ongoing. In the past 12 months, the costs per square foot have ranged from $84 - $99 and average days on the market were 68. Home prices ranged from $189,000 – $275,000.

Lexington does not have an HOA but the neighborhood does have covenants and restrictions for residents to follow. It also has a community pool association that governs the use of the pool during the summer season.

Mt. Carmel

If you're interested in being a little more in the country, maybe our highlighted neighborhood of the week is for you!  Mt. Carmel is a great community in NE Huntsville that is 8 miles from downtown Huntsville and is surrounded by the foothills of the Appalachian Mountains.  It is also adjacent to the Flint River Nature Preserve and has 4 lakes included in its community.  It is convenient to the shopping on Winchester Road.  Children attend Mt. Carmel Elementary, Riverton Middle School and Buckhorn High School.  The elementary and middle schools are actually adjacent to the neighborhood, making them very convenient.

Home sizes in Mt. Carmel range from 1800 sq ft to almost 5000 sq ft.  In the past 12 months, the costs per square foot have ranged from $76 (short sale) - $128 with home prices ranging from $170,000 $490,000. 

The HOA (http://www.mtcarmelbytheriver.net/pages.php?page=01/06/26/7500384) dues for the neighborhood are $500/year and include 2 pools, lighted tennis courts, volleyball courts, playground and a clubhouse called the Manner House, featuring an open air cabana and stacked-stone fireplace.  There are also over 50 acres of stocked lakes available for fishing and over 100 acres of common grounds for picnicking, launching a canoe or taking a hike.

Lake Forest

This week, were talking about the Lake Forest neighborhood off Martin Road.  This is a great community situated on over 700 acres with a beautiful lake at its center.  It is convenient to Zierdt Road and all the restaurants and shopping there as well as Gate 7 of Redstone Arsenal.  Lake Forest also allows great accessibility to Huntsville International Airport.  Children attend Williams Elementary, Williams Middle School and Columbia High School.  The nearest private school is Madison Academy.

Lake Forest has 11 distinct mini-neighborhoods that encompass many different price ranges and housing styles.  Everything from garden/patio homes to plantation/southern estates to custom-built homes are represented in Lake Forest.  The multitude of different plans range in size from 1900 sq ft to over 5000 sq ft.  The neighborhood currently has resales available as well as new construction. There are also still plenty of available lots for sale if you would like to build your own dream home from the ground up!  In the past 12 months, the costs per square foot have ranged from $71 - $145 with home prices ranging from $175,000 $688,000.  Available lots currently range in price from $25,000 - $140,000.

The HOA dues for the neighborhood are $600/year and include a pool/clubhouse, gym, tennis courts, walking trails, playground, fishing and community events (annual Easter egg hunt, etc).  Parts of Lake Forest also back up to a segment of Wheeler National Wildlife Refuge (http://www.fws.gov/wheeler).

Twelve Stones

Hope everyone had a wonderful Spring Break/Easter!  This week, we're telling you all about the Twelve Stones neighborhood in the Hampton Cove area.  This is a terrific community with beautiful views, great amenities and a wonderful neighborly feel.  It is convenient to schools, restaurants and shopping.  The main entrance into Twelve Stones is on Twelve Stones Road (off Eastern Bypass/Little Cove Rd) but you can also get into the neighborhood on Cobble Farms Drive.  Children attend Hampton Cove Elementary, Hampton Cove Middle School and Huntsville High School.  There are also 2 private schools in the area: Hampton Cove Christian Academy and Big Cove Christian Academy.

Houses in Twelve Stones range in size from 2500 sq ft to over 4700 sq ft.  Houses in the neighborhood began selling in 2002 and there has been no new construction since 2007.  In the past 12 months, the costs per square foot ranged from $93 - $133 and average days on the market were 177.  Home prices ranged from $240,000 (foreclosure) - $750,000.

The HOA dues for the neighborhood are $355/year for maintenance of common grounds.  Twelve Stones residents are also eligible to join the Hampton Cove neighborhood HOA (www.thehamptonhouse.info) for an additional fee.  This includes a pool, clubhouse, gym, tennis courts, walking/biking paths and community events (July 4th fireworks, etc). 

Cove Park is a 100-acre park in the area that offers soccer, baseball and softball league sports for kids.  The Robert Trent Jones Golf Course (http://www.rtjgolf.com/hamptoncove/info) and Hayes Nature Preserve (http://www.huntsvilleal.gov/recreation/hayesnature) are also minutes away.

Bridgefield neighborhood

This week, we're telling you all about the Bridgefield neighborhood in Madison.  This is a wonderful community that is convenient to schools, restaurants and shopping.  There are 2 entrances into Bridgefield off Wall Triana Hwy: either on Reserve Way or Bridgefield Rd. The houses on Reserve Way are considered part of a slightly newer neighborhood named The Reserve at Bridgefield.  Children attend West Madison Elementary, Liberty Middle School and Bob Jones High School.  There are also 3 private schools in the area: Madison Academy, St. Johns Catholic School and Pope John Paul II Catholic High School.

Houses in Bridgefield are all brick, ranging from 2500 sq ft to over 4000 sq ft, and most homes were built in the mid-to-late 90s.   In the past 12 months, the costs per square foot have ranged from $84 - $97 and average days on the market was 104.  Home prices ranged from $235,000 355,000.

There is an HOA for the neighborhood (www.bridgefieldofmadison.com) and fees are $100/year for maintenance of the common grounds.  There is no pool or clubhouse but the community does have its own park (Teal Park).

Piedmont neighborhood in Huntsville, AL

We've decided to begin a new series in which we'll highlight different neighborhoods in Huntsville/Madison County. To begin, we've selected Piedmont - a beautiful, well-established community in SE Huntsville. It is loosely bordered by Drake Ave to the north, Airport Rd to the south, Memorial Parkway to the west and Piedmont Dr to the east. Children attend Jones Valley Elementary, Huntsville Middle School and Huntsville High School. There are also two private schools nearby: Randolph and Holy Spirit Catholic School.  The neighborhood is surrounded by lots of shopping and restaurants!!

Most houses in the neighborhood have 3-4 bedrooms and were built between 1940 and 1969.  The sales prices currently range from $119,000 - $330,000 (average of $99/sq ft). There's a very nice community pool in Piedmont that is open all summer as well as an active neighborhood watch program.  The pool/clubhouse also offers tennis courts, sand volleyball courts and a covered pavilion.  A few of the offerings are summer swim/dive team, swimming and tennis lessons and yoga and aerobics classes.  Currently, family memberships are $425, senior memberships (55 and up) are $300 and single memberships are $230.  Occasionally, a buyer can purchase the sellers pool membership for a reduced amount but youll need to speak to a realtor.  If you're looking for a house in an established neighborhood with lots of mature trees, lots of kids and lots of great neighbors, Piedmont might be the place for you!
